I am looking for someone to take over the lease on my office, which ends on 1/31/2027. I signed a 7-year lease right before the pandemic.It is 13’6’x12’ and partially furnished, including a really nice couch. There is a literal walk-in closet. It does not have a window but I created a very cozy space and haven’t missed one.Rent is $1995 but has been reduced to $1895. According to the lease, rent increases 4%/year.Other annual fees Include Real Estate Tax and air conditioner surcharge for summer. The suite is in An 11-storey commercial building with different companies on each floor. The 6th floor, which is my floor, is a psychotherapy suite with 12 offices that are occupied by therapists or psychiatrists. It is beautifully decorated and has a kitchen, two bathrooms, and two waiting rooms. The landlords (technically leasers as they do not own the floor) are therapists themselves and quite lovely. The suite is cleaned twice weekly. The super is fabulous. There is free Fios for Internet. Once you are approved to take over the lease, I will pay your first 2 months' rent.The building is on West 24th Street Between 5th and 6th Avenues, close to Trader Joe’s, Eataly, Whole Foods, Fairway, as well as the R, F, and 1 Trains.
